Residential parking permits in Dubai: Costs, zones and steps to buy a parking subscription

Dubai: Finding residential parking in Dubai’s busy neighbourhoods can be challenging, especially in areas where apartment buildings offer limited or no dedicated parking. To ease daily parking struggles, Dubai’s public parking operator, Parkin, provides residential parking subscription permits across select zones.

For many families with multiple vehicles, or residents relying solely on street parking, these subscriptions offer a predictable and convenient solution to daily parking issues.


Residential Parking Zones and Subscription Costs in Dubai

Parkin currently provides subscription-based parking permits in several residential communities. Here is the updated fee structure:

DSO Zone H

  • 3 months – Dh1,400
  • 6 months – Dh2,500
  • 12 months – Dh4,500

DSO Limited Area

  • 3 months – Dh1,000
  • 6 months – Dh1,500
  • 12 months – Dh2,500

Dubai Hills

  • 1 month – Dh500
  • 3 months – Dh1,400
  • 6 months – Dh2,500
  • 12 months – Dh4,500

Wasl Real Estate W/WP

  • 1 month – Dh300
  • 3 months – Dh800
  • 6 months – Dh1,600
  • 12 months – Dh2,800

Are Residential Parking Subscriptions Cost-Effective?

For residents who rely heavily on street parking, a Dubai residential parking subscription offers several advantages:

✔ Predictable Monthly Costs

Dubai’s hourly parking can reach Dh6 during peak hours (8am–10am and 4pm–8pm). Subscriptions eliminate fluctuating daily fees.

✔ Unlimited Parking Within the Zone

Subscribers can park multiple times per day in designated areas without paying each time.

✔ Reduced Risk of Parking Fines

No need to monitor meters or extend paid sessions—ideal for those who often forget to renew parking.

✖ No Guaranteed Parking Spot

Even in permit-only zones, an available space isn’t guaranteed—a key drawback for some areas.


Coming Soon: Real-Time Parking Availability

Parkin has announced a major upgrade starting next year: real-time visibility of parking availability.

  • First rollout: Multi-storey and off-street car parks (2026)
  • Later expansion: All Dubai parking zones

This system is expected to significantly increase the value of parking subscriptions once fully implemented.


How to Apply for a Residential Parking Subscription in Dubai

Follow these steps to purchase your permit:

  1. Visit parkin.ae/subscription.
  2. Choose your subscription type and select Next.
  3. Click Apply Now, then select a package (1, 3, 6, or 12 months).
  4. Log in using UAE Pass, RTA account, or continue as guest.
  5. Select start and end dates (applications after 10pm start next day).
  6. Enter your personal details (name, mobile, email, Emirates ID).
  7. Add your vehicle details (emirate, plate category, code, number).
    • Up to 3 vehicles can be registered; only one is active at a time.
  8. Review your information and pay by card.
  9. Receive confirmation once your subscription is activated.
