MBR City to lead the delivery of residential units from Q2 to Q4

With the expected delivery of around 38,000 units during 2022 and the upcoming visa reforms, the Dubai property market is set to continue its upward trajectory

  • Q1, 2022 saw the supply of 6,700 units, while around 31,000 more units are expected to be delivered from Q2 to Q4.
  • The market continues to produce promising results as 5,440 transactions were recorded in May 2022, signalling a growth of 33 per cent on a Y-o-Y basis.
  • MBR City received the highest supply of units in Q1, followed by Dubailand, International City, and JVC.
  • The supply forecast shows that MBR City, Dubailand, Downtown Dubai, Business Bay, Dubai Creek Harbour, Al Jadaf, and JVC are among the top areas that will receive the highest units during the rest of the year.

MBR City will lead the delivery of residential units in Dubai this year as the developers have accelerated the pace of projects to ensure timely completion and handover of projects, which is a positive sign for the market.

The mixed-used development led the chart by delivering most number of residential units in Dubai during the first quarter and is expected to retain its position in rest of the year, according to the Zoom Property insights.

Almost 6,700 units were delivered in the Dubai property market in the first quarter, while the delivery of further 31,000 units is in the pipeline during the rest of the year.

According to the Zoom Property Insights, the Dubai property market continues to show promising results, with May 2022 recording around 5,440 transactions, which shows a growth of 33 per cent on a year-on-year basis. The average prices have increased by around 11 per cent, with the apartment and villa sectors showing growth of 9.5 per cent and 19.8 per cent, respectively.

Ata Shobeiry, CEO of Zoom Property, believes that the property market will continue its upward trajectory despite the threat of the upcoming global recession.

“The property market is in a strong position to show resilience against the upcoming global recession and continue the upward trend that started last year. While the global recession poses a serious challenge, there will be a limited impact on the market as it’s backed by new developments, the influx of overseas investment, and strategic planning of the government,” he said.

Top areas with the highest supply delivered in Q1

The first quarter of 2022 saw MBR City getting a massive chunk of units delivered out of the total 6,700. According to The Zoom Property Insights, around 22 per cent of the total units were delivered in this mixed-use development.

Dubailand and International City with 16 and 15 per cent ranked at number 2 and 3 on the list of areas with the highest supply delivered in Q1. Jumeirah Village Circle, with over 10 per cent, was another popular community vis-à-vis the number of units delivered.

Top areas with an expected delivery of units in Q2 to Q4

MBR City is expected to continue its dominance when it comes to receiving the supply of units by offering more than one third of the residential units in Dubai. It will be followed by Dubailand (15 per cent) and Downtown Dubai (11 per cent).

Other than that, Business Bay, Dubai Creek Harbour, Al Jadaf, and Jumeirah Village Circle are other areas that will receive the supply of units for the rest of 2022.

“Demand for villas and apartments in Dubai will remain strong as investors find it the best option to invest in a booming market. More than 4,000 millionaires or high net worth individuals are going to migrate to the UAE this year and it will benefit the real estate market,” Shobeiry said.

مدينة محمد بن راشد تنولى عمليات تسليم الوحدات السكنية بداية من الربع الثاني وحتى الربع الأخير

دبي: 3 يوليو 2022: سوف تتولى مدينة محمد بن راشد تسليم الوحدات السكنية في دبي هذا العام بعدما أقدم المطورون على تسريع وتيرة تنفيذ المشاريع لضمان اكتمالها في الوقت المناسب ومن ثم تسليمها، ما يعكس صورة إيجابية لمجريات الأحداث في السوق العقاري في دبي.

قاد المشروع متعدد الاستخدامات الرسم البياني الذي أوضح تسليم العدد الأكبر من الوحدات السكنية في دبي خلال الربع الأول ومن المأمول أن يستمر في مسيرته حتى نهاية العام، بحسب إحصاءات زووم بروبيرتي.

أوضحت زووم بروبيرتي أنه تم تسليم حوالي 6,700 وحدة سكنية في سوق العقارات في دبي في الربع الأول من العام، بينما من المقرر تسليم 31,000 وحدة أخرى خلال الفترة المتبقية منه.

كما أضافت زووم بروبيرتي أن سوق العقارات في دبي يواصل تحقيقه نتائج واعدة، حيث أتمم في مايو 2022 ما يقرب من 5,440 صفقة، مما يدلل على نمو بنسبة 33 في المائة على أساس سنوي.

كما أظهرت الإحصاءات ارتفاع متوسط الأسعار بنحو 11 في المائة، حيث أظهر قطاعا الشقق والفيلات نمواً بنسبة 9.5 في المائة و 19.8 في المائة على التوالي.

عطا شبيري، الرئيس التنفيذي لشركة زووم العقارية يرى أن سوق العقارات سوف يستمر على مساره التصاعدي على الرغم من حالة الركود المتوقعة التي سوف يعاني منها العالم أجمع.

قال شبيري إن وضع سوق العقارات قوي بما يكفي لإظهار مرونة كبرى في مواجهة الركود العالمي المقبل ومواصلة الاتجاه الصعودي الذي بدأه العام الفائت، وعلى الرغم من أن الركود العالمي يشكل تحدياً خطيراً، إلا أن تأثيره على السوق سوف يكون محدوداً لأنه مدعوم بالتطورات الجديدة، وتدفق الاستثمارات الخارجية، وبفضل التخطيط الاستراتيجي للحكومة.

المناطق التي شهدت أعلى عمليات تسليم في الربع الأول

حصدت مدينة محمد بن راشد جزءاً كبيراً خلال الربع الأول من 2022 من الوحدات التي تم تسليمها من إجمالي 6,700 وحدة، وفقاً لزووم بروبيرتي، حيث تم تسليم ما يقرب من 22 في المائة من إجمالي الوحدات التي يتضمنها هذا المشروع المتعدد.

كما حققت دبي لاند والمدينة العالمية نسبتي 16 و 15 في المائة ليحتلا المرتبتين الثانية والثالثة على قائمة المناطق ذات أعلى عمليات تسليم خلال الربع الأول من العام، كما حظيت قرية جميرا الدائرية بنسبة فاقت الـ 10 في المائة من العمليات.

المناطق المتوقع تسليمها أكثر عدد من الوحدات خلال الربع الثاني وحتى الربع الرابع

 

من المتوقع أن تواصل مدينة محمد بن راشد تفوقها وسيطرتها على عمليات تسليم المعروض من الوحدات وذلك من خلال تسليمها أكثر من ثلث الوحدات السكنية في دبي، تليها دبي لاند بنسبة 15 في المائة، ثم وسط مدينة دبي بنسبة 11 في المائة.

أما مناطق الخليج التجاري، وميناء خور دبي، والجداف، وقرية جميرا الدائرية فسوف تقوم بتوريد الوحدات المتبقية لعام 2022.

أوضح شبيري أن الطلب على الفيلات والشقق في دبي سوف يظل قوياً حيث يجدها المستثمرون الخيار الأفضل للاستثمار في سوق مزدهرة مثل سوق دبي.

قال شبيري إن أكثر من أربعة آلاف مليونير أو الأشخاص أصحاب الثروات الضخمة سوف يهاجرون إلى الإمارات هذا العام مما سينعكس إيجاباً على سوق العقارات.
